Your family needs have changed

You may want to return someday
Discuss the lease type and term before listing.
YOUR NEXT-HOME BUDGET
Look at the whole budget. Not just the rent.
Allow for vacancy, upkeep, loans and the cost of your next home. Change the assumptions and compare the annual balance.
These are example inputs, not a market-rent valuation. Replace them with your own assumptions.
Include property tax, insurance, repairs and letting costs in annual costs. Enter loan and next-home costs separately. One tenancy’s management fee is deducted for 12 months; do not include it again in annual costs.
- Annual rental receipts before costs
- ¥1,650,000
- After property costs, loan and management fee
- ¥1,404,000
- Annual balance after next-home costs
- ¥1,404,000
This is a simplified cash-flow scenario, not taxable income. Income/resident taxes, unentered arrears, major repairs and transition costs are excluded. It does not establish lender approval, legal eligibility or achievable rent.
Rental income and a positive balance after moving are not guaranteed. Check your mortgage, building rules and lease conditions too.
GETTING STARTED
A clear path to getting started.
- 01Check mortgage, building rules and letting conditions
- 02Plan cash flow and your moving date
- 03Agree on rental terms and publish
Know what to check before you start.
If you have a residential mortgage, check with your lender before letting. Review building rules, co-owner consent, insurance and tax matters too. Rental income or a positive post-move cash flow is not guaranteed.

Your questions, answered.
Can I let a home with a mortgage?
It depends on your loan terms and circumstances. Owner-occupier finance does not automatically permit letting. Ask the lender about permission and required procedures before listing.
Can I move back after a few years?
Plan the lease type and conditions in advance. Fixed-term leases have formalities, advance explanation and notice requirements; they do not guarantee return on any date you choose. Seek professional advice.
Understand the cost and the process.
