Owner Support
Set rental conditions
How to define rent, contract terms, and applicant requirements.
Basic rental condition setup
Before publishing your listing, define the key items applicants need to evaluate before applying, such as contract terms, fees, viewing rules, and payment methods. The clearer your conditions are, the fewer back-and-forth inquiries you will get, and the smoother the process from viewing to contract becomes.
- Move-in conditions: Clearly indicate whether guarantor companies, foreign nationals, pets, smoking, and SOHO use are allowed.
- Move-in date: Separate the earliest possible move-in date from the negotiable date range.
- Early termination penalties and special clauses: Specify when they apply and for which period.
Renewal fee
- The renewal fee can be set to either 0.5 month of rent or 1 month of rent.
- A renewal fee above 1 month cannot be set.
- Since ATLAS DOT ONE does not charge brokerage fees, the full renewal fee becomes owner revenue.
Key money
- ATLAS DOT ONE does not use a key money system.
- No brokerage fee is charged at lease signing, and received amounts belong fully to the owner.
- To reduce applicant burden, initial costs are limited to security deposit only.
Contract type
- Currently, ATLAS DOT ONE supports only standard lease contracts.
- If you prefer a fixed-term lease, please contact support.
Viewing method (required)
You can choose one of the following three viewing methods.
Option 1
Self-guided viewing by applicant only- The applicant views the property on their own.
- The owner sets up a lockbox on site.
- The key passcode is shared with the applicant via message.
Option 2
Owner-accompanied viewing- The owner attends the viewing in person.
Option 3
Handled by ATLAS DOT ONE- ATLAS DOT ONE handles the viewing with the applicant.
- An active paid plan is required.
- Please send the key to ATLAS DOT ONE in advance.
For smoother operations, we recommend setting an internal application deadline guideline after each viewing regardless of the method used.
Payment service settings
Select the payment methods available at lease contract signing.
Card payment requires a paid plan. Card payment processing fees are 0 yen (operated as recurring billing via Stripe integration).
Additional notes / additional description
Use the additional notes section to share details that appeal to applicants and increase confidence. The more specifically you communicate the property’s strengths, the more likely you are to convert to viewings and applications.
