Basic rental condition setup
Before publishing, enter the rent and fees, contract term, available move-in date, equipment, and occupancy conditions that applicants need to review. Clear conditions reduce unnecessary back-and-forth and make the path from viewing to contract smoother.
- Fees: Confirm rent, management/common-area fee, deposit, and renewal fee.
- Contract and availability: Set the contract term and available move-in date.
- Equipment and occupancy: Select applicable conditions such as pets, musical instruments, SOHO use, non-smoking, and two-person occupancy.
Renewal fee
- The renewal fee can be set from ¥0 up to one month of rent, in ¥1,000 increments.
- An amount above one month of rent cannot be set.
- Since ATLAS DOT ONE does not charge brokerage fees, the full renewal fee becomes owner revenue.
Key money
- ATLAS DOT ONE does not use a key money system.
- No brokerage fee is charged at lease signing, and received amounts belong fully to the owner.
- In addition to the property deposit, residents may incur a rent-guarantee fee, optional key-exchange service, fire insurance, and moving costs.
Contract type
- Currently, ATLAS DOT ONE supports only standard lease contracts.
- If you prefer a fixed-term lease, please contact support.
Choose a viewing method after receiving a request
A viewing method is not required before publication. Choose one of the following three options when a viewing request arrives.
Option 1
Self-guided viewing by applicant only- The applicant views the property on their own.
- The owner sets up a lockbox on site.
- The key passcode is shared with the applicant via message.
Option 2
Owner-accompanied viewing- The owner attends the viewing in person.
Option 3
Handled by ATLAS DOT ONE- ATLAS DOT ONE handles the viewing with the applicant.
- A separate paid viewing-assistance request is required.
- Please send the key to ATLAS DOT ONE in advance.
For smoother operations, we recommend setting an internal application deadline guideline after each viewing regardless of the method used.
Current payment method
Resident payments related to the lease currently support bank transfer only. The payment status is reflected in ATLAS DOT ONE after the incoming transfer is confirmed.
Card payment is not currently selectable. If supported payment methods change, the registration screen and this guide will be updated.
Additional notes / additional description
Use the additional notes section to share details that appeal to applicants and increase confidence. The more specifically you communicate the property’s strengths, the more likely you are to convert to viewings and applications.
Examples
- Livability points such as sunlight, view, quietness, and ventilation
- Neighborhood information (supermarkets, route to station, safety, parks, etc.)
- Equipment details (internet line type, storage, renovation history, etc.)
- Condition clarifications (pet scope, instrument scope, SOHO conditions, etc.)
- Daily living rules (non-smoking scope, garbage disposal rules, etc.)
