Steps to complete the lease contract
1 Application
Tenant submits the application details
2 Screening
Identity, income, and employment verification
3 Approval
Terms finalized and approval sent
4 Fire insurance enrollment / certificate
Tenant enrolls and submits proof
5 Contract
Lease agreement is prepared and sent (ATLAS)
6 Final insurance proof
Tenant submits final policy proof
7 Initial payment
Initial costs are paid by deadline
8 Key handover
Handover record is retained
9 Move-in starts
Occupancy starts on contract date
Required documents (contract preparation)
- Identity verification (tenant): ID document and face photo
Timing: application to before contract - Income proof (tenant): Withholding slip, payroll statements, etc.
Timing: application to screening - Employment verification (tenant): Employer details (company, department, contact info, etc.)
Timing: application to screening - Fire insurance certificate (tenant): Insurance certificate or equivalent proof after enrollment
Timing: after contract execution to before move-in (may be required before move-in depending on operations) - Contract documents (ATLAS): ATLAS provides the lease contract documents
Handling cancellations, deadlines, and missing submissions
For deadline-based requests such as viewing or rental applications, if required owner actions (approval/cancellation) or replies are not received within a certain period, the application may be paused or canceled, the property status may be changed to "Leased", or the listing may be removed.
