Move-out and cancellation flow

Guidance from move-out request to inspection, settlement, and key return.

A complete guide to finish your move-out steps without missing anything, from request to settlement.

Move-out/cancellation flow

  1. STEP 1

    STEP 1: Move-out request

Submit request on ATLAS with preferred move-out date, inspection candidates, phone number, and optional reason.

  2. STEP 2

    STEP 2: Move-out inspection

Room condition is checked and recorded with photos. Prepare room and notes in advance.

  3. STEP 3

    STEP 3: Restoration

Cleaning/repairs are performed as needed. Cost responsibility depends on condition/cause.

  4. STEP 4

    STEP 4: Deposit settlement

Deposit is settled: refund balance or additional invoice if costs exceed deposit.

  5. STEP 5

    STEP 5: Key return

Return all keys according to contract guidance; incomplete return can delay settlement.

Move-out requests generally follow the notice period in your lease (often one month). If timing exceeds deadline, coordination with the landlord may be required.

Inspection prep (recommended)

  • Move belongings out and leave room empty as much as possible
  • Note areas you want to confirm during inspection
  • Take photos in advance for any damage/defects

Restoration basics

  • Normal wear and age-related deterioration are often landlord responsibility.
  • Damage/stains due to negligence or improper use may be tenant responsibility.

Deposit settlement

Settlement may result in refund or additional invoice depending on actual costs.

Settlement statement checkpoints

  • What fee item is charged
  • Tenant vs landlord responsibility
  • Target area and reason/evidence

Key return

Return keys according to contract/instructions. Delays can affect settlement and relisting preparation.

Check at return

  • Main entrance key and spare keys
  • Mailbox/delivery box/common-area keys
  • Card keys borrowed from property (if any)

Pre move-out checklist

  • Completed move-out request
  • Confirmed move-out date and inspection time
  • Confirmed cancellation/stop procedures for electricity, gas, water, and internet
  • Submitted mail forwarding request
  • Took room photos (areas of concern)
  • Prepared all keys
  • Confirmed refund bank account (if needed)
