We support information review, communication, procedures, and records online. The parties make final decisions on contract terms and costs after reviewing the lease.

Monthly billing & transfers (standard month)

This section summarizes monthly rent/common-fee billing, tenant payment processing, owner payouts, and statement review points.

Because standard months follow the same cycle, checking key points first helps identify discrepancies quickly.

Monthly flow (billing confirmation → payment collection → deductions → payout → statement review)

    Billing confirmed

    At the start of each month, billing items (rent, management fees, etc.) are finalized. If terms or options changed, reflection timing may shift the change to this month or next month.

    Payment collection

    Tenants currently pay by bank transfer. The payment is reflected in the statement after receipt is confirmed. Tenant card payments are not currently available.

    Deduction calculation (options/adjustments)

    When needed, option fees (key exchange / handoff, showing support, etc.) and adjustments (proration, refunds, delays, etc.) are reflected.

    Owner payout (bank transfer)

    The calculated payout amount is transferred to the registered account. The schedule shown in ATLAS DOT ONE takes priority (bank holidays may shift timing).

    Statement review

    If there is a difference, first check the notes field for the target period, formula, and adjustment reason.

Statements display positive values as incoming funds and negative values as deductions.

If proration, refunds, or delays apply, the notes field shows target period / formula / adjustment reason together.

About the paid plan (subscription)

  • The paid plan is offered as a subscription.
  • This fee cannot be deducted from rent and is billed separately to the owner's registered card.
  • Paid plan usage fees are not included in the rent payout statement.
  • You can review amounts, payment results, and receipts on the plan billing page (billing history).

Common checkpoints for discrepancies

  • Check for failed or missing tenant payments
  • Check whether adjustments (proration/refund/delay) appear in the notes field
  • Check whether option fees were posted
  • Check whether delayed payments from previous months were posted this month

For tax filing and bookkeeping (downloadable materials)

In standard months, download and manage the following separately for income evidence, expense evidence, and aggregated reporting.

  • Payout statement (standard month): itemized rent, management fees, option fees, and adjustments
  • Monthly summary / annual summary: month- and year-level totals for income, deductions, and adjustments
  • CSV export: statement and summary exports
  • Paid plan receipt/invoice: subscription evidence for owner card payment
